Most water-damage projects we open started years before anyone saw a stain. The path is usually a kick-out flashing that was never installed, a window head flashing that was lapped over the wrong layer, or a deck door threshold that sat below the deck membrane. The fix is to find the path, rebuild the detail correctly, and then repair the assembly the water already damaged. Skipping the diagnostic step is why so many water-damage repairs fail twice on the same wall.

What we waterproof.

Walking decks and balconies above living space (fluid-applied membrane plus perimeter and threshold metal). Below-grade foundations and retaining walls (drainage, membrane, daylighted drain lines). Window and door flashing rebuilds. Roof-to-wall kick-out and step flashing rebuilds. Deck ledger reflashing. Full water-damage repair where any of those details has already failed and the framing or sheathing needs replacement.

Most of our waterproofing scopes are paired with envelope work (stucco, siding, roofing) since the leak path usually crosses trade boundaries.

Five stages. Written scope. Fixed price.

1. Diagnostic walkthrough. Moisture meter readings, photo documentation, and a working hypothesis on where the water actually entered.

2. Targeted exploratory. When the path is not visible from outside, we open a small, strategic section to confirm the framing condition and verify the diagnosis before committing to a full scope.

3. Written scope and pricing. Fixed price for the rebuild plus contingency lines for any further damage that might surface, priced in advance so there are no surprise change orders.

4. Rebuild. Replace damaged framing, install the corrected flashing detail and weather-resistive barrier, and reinstall the cladding, deck membrane, or finishes that were removed.

5. Walkthrough and warranty. Final inspection, photo record of the rebuilt detail, and a written workmanship warranty.
