On most failed roofs we open up, the shingles were not the problem. The valleys, the pipe boots, the skylight curbs, and the kick-outs at every roof-to-wall junction are where water finds its way in. As a stucco-led contractor, we have seen the downstream damage that bad roof flashing causes more times than we can count, which is why our roofing standard goes a little harder on those details than the average roofing-only crew.

What we install and repair.

Composition shingles (architectural and impact-rated). Standing seam metal. Cedar shake. Plus the underlayment, ice-and-water shield, valleys, drip edges, pipe boots, skylight reflashes, kick-out and step flashings, and ridge venting that determine whether the roof actually performs in our climate.

We routinely pair roofing scopes with envelope work (stucco, siding, gutters, repaint) so the entire weather path is closed in one mobilization. Roofing-only scopes are also fine; the detail standards do not change.

Five stages. Written scope. Fixed price.

1. Free walkthrough. We inspect the roof from above where safe, the attic from below, and the valleys, penetrations, and roof-to-wall terminations.

2. Material walkthrough and pricing. Composition versus metal versus cedar with samples on site. You receive a fixed price with a written scope of work.

3. Tear-off and dry-out. We remove the existing roof to sound deck. If we find rot, you see photos before we proceed and the change order is priced before we continue.

4. Underlayment, flashing, install. Synthetic underlayment plus ice-and-water shield at eaves, valleys, and penetrations. Drip edge, valleys, kick-out and step flashings, then roofing material.

5. Walkthrough and warranty. Final inspection, permit close-out where applicable, and a written workmanship warranty plus the manufacturer warranty on the material.

A roof is only half the water plan. The gutters and downspouts are what carry the water off the building and away from the foundation. We form seamless aluminum gutters on site to the exact length of each run, so the only joints are at corners and outlets instead of a seam every ten feet. We size the gutter and downspouts to the roof area they actually drain, place the downspouts to move water well clear of the foundation, and tie the gutter line into the roof-edge and kick-out flashing so the whole edge detail works together.

Gutters are best installed in the same mobilization as a re-roof, but we also install or replace gutters as a standalone scope.
