Four stages. Written scope. Fixed price.
1. Walkthrough and inspection. We check every sealant joint, window and door perimeter, trim line, and penetration, and flag the cladding type so the right products get specified. Any soft trim or staining gets noted as a separate repair, not sealed over.
2. Prep and cut-out. Failed caulk gets cut out and the joint cleaned back to sound substrate. Open joints get backer rod so the sealant forms the right hourglass profile and bonds to two sides, not three.
3. Seal and coat. New polyurethane or hybrid sealant is gunned and tooled into every joint and penetration. Where the scope calls for it, a breathable silane or siloxane water repellent is applied to the siding face so liquid water sheds while vapor still escapes.
4. Walkthrough and warranty. Final inspection, a photo record of the sealed details, and a written workmanship warranty.
