Most leaks start at a joint, not a hole.

Seal the gaps. Protect the cladding. Keep the wall dry.

Around Everett, wind-driven rain does not need a hole to get into a wall. It needs a gap. A failed bead of caulk at a window, a pulled-away sealant joint where the trim meets the siding, an unsealed penetration around a hose bib or a light box. Water tracks through that gap, gets behind the cladding, and sits on the weather-resistive barrier until it finds a way to the sheathing. Exterior waterproofing closes those paths first, then protects the face of the siding so the whole wall sheds water the way it was built to.

What we waterproof.

Window and door perimeters (cut out failed caulk, install backer rod, tool in new polyurethane or hybrid sealant for two-sided adhesion). Trim-to-siding and siding-to-siding joints. Wall penetrations: hose bibs, vents, light boxes, electrical and cable entries. Siding-face water repellents on fiber-cement, LP SmartSide, cedar, vinyl, board-and-batten, and stucco, matched to the cladding so the wall still breathes.

We waterproof every siding type. If the cladding is sound, we seal it. If a section is already failing, we tell you before we start so you are not paying to caulk over a wall that needs stucco repair or water-damage repair.

Our waterproofing process.

Four stages. Written scope. Fixed price.

1. Walkthrough and inspection. We check every sealant joint, window and door perimeter, trim line, and penetration, and flag the cladding type so the right products get specified. Any soft trim or staining gets noted as a separate repair, not sealed over.

2. Prep and cut-out. Failed caulk gets cut out and the joint cleaned back to sound substrate. Open joints get backer rod so the sealant forms the right hourglass profile and bonds to two sides, not three.

3. Seal and coat. New polyurethane or hybrid sealant is gunned and tooled into every joint and penetration. Where the scope calls for it, a breathable silane or siloxane water repellent is applied to the siding face so liquid water sheds while vapor still escapes.

4. Walkthrough and warranty. Final inspection, a photo record of the sealed details, and a written workmanship warranty.

Service Area

Waterproofing across Snohomish County and the Eastside.

Stucco Repair Services waterproofs homes across Everett, Mukilteo, Lynnwood, Edmonds, Mill Creek, and Bothell, and out to Bellevue, Kirkland, and Redmond on the Eastside. The wet season here runs long, and wind-driven rain off Puget Sound pushes water hardest at the west and south walls. Those are the elevations where we see sealant joints crack and pull away first.

The local housing stock tells us where to look. Older homes around Everett and Edmonds usually have original caulk that has gone brittle and lost adhesion at the window and door perimeters. Newer fiber-cement and LP SmartSide builds in Mill Creek and Bothell reach the point where the first round of butt-joint and trim sealant ages out and needs renewal. Cedar and natural-wood siding common on Eastside and waterfront properties needs a breathable repellent rather than a film, so the wood can still dry out between storms. Stucco repair, North Everett

Found water damage behind our stucco that two other contractors had missed. They opened the wall, fixed the framing, rebuilt the assembly, and the whole thing was done on the price they quoted.

Schedule held week to week, the crew on site Monday was the same crew on site Friday, and the final price matched the contract. We have already signed them for the primary bath next year.

The prep took longer than the paint, which they had warned us about up front. Three years in and the paint still looks like it did the day they finished.

They replaced the underlayment and added flashing details the original install had skipped. Walked us through every change order with photos before the work happened.
