Stucco repair cost in the Seattle area: what actually drives the price.

Most of a stucco repair bill is what the wall is hiding, not the plaster on the surface. Here is how pricing really works and the variables that move it.

The short answer

In the Everett and greater Seattle area, cosmetic stucco patches usually run from a few hundred dollars to a couple thousand. A single-wall rebuild with framing repair typically lands in the five figures, and a whole-home re-stucco starts in the mid five figures. The spread is wide because the price is set by what is behind the wall, not by the crack you can see.

Why the same crack can cost very different amounts

A hairline crack under a window in Everett and an identical crack on a home in Ravenna can carry completely different prices. The difference is what happens when the wall opens up. If the sheathing is dry and the weather-resistive barrier is intact, the repair is a sealed, color-matched patch. If moisture has reached the framing, the scope becomes a rebuild: remove the damaged section, replace framing and sheathing, install a properly lapped weather-resistive barrier and flashing, then re-stucco. That is why any honest stucco quote starts with a moisture reading, not a price list.

The five variables that move a stucco repair price

Hidden water damage. The single biggest driver. Rotted sheathing and framing turn a patch into an assembly rebuild. Roughly half the stucco projects we open expose some water damage behind the surface.

Access and wall height. A first-floor wall you can reach from the ground is far cheaper to repair than a second- or third-story gable that needs scaffolding and containment.

Finish and texture match. Blending a patch into a heavy texture is straightforward. Matching a smooth or troweled finish so the repair disappears takes more skill and time, and sometimes the honest answer is to re-coat the whole wall for a uniform look.

Permits. Cosmetic patches usually do not need a permit. Anything that exposes framing, replaces sheathing, or changes window flashing typically does in Everett, Seattle, and most surrounding jurisdictions, and the permit and inspection time is part of the cost.

Patch, rebuild, or re-stucco?

The cheapest repair today is not always the cheapest repair over five years. A skim-coat over a crack that never addressed the water path tends to fail again on the same wall. If the damage is contained and the wall behind it is sound, a patch is the right call. If moisture keeps coming back or multiple walls are failing at once, a rebuild or full re-stucco is usually the better spend. Access, wall height, and how closely the finish has to match also move the number.

Is a cheap stucco patch worth it?

Only if the wall behind it is dry and sound. A low bid that skips the moisture reading and just skims new material over a crack often fails again on the same wall within a season or two, because the water path was never addressed. The cheaper long-term repair is usually the one that diagnoses the cause first.

Does insurance cover stucco water damage?

Sometimes, when the water damage results from a sudden covered event rather than long-term wear. Gradual failure from an aging weather-resistive barrier is usually not covered. We document the condition with photos and moisture readings, which is what you need if you decide to file a claim.
